EMG Management Property Manager Job Description The role of the Property Manager is to oversee the property in all aspects and areas of the property including oversight of the development and implementation of all daytoday functions including capital projects marketing leasing resident relations employees and adhering to the EMG Employee Manual.
The objective is to increase cash flow with rent structuring expense control through preventative maintenance and budgeting.
The Manager is key in overall property performance and success.
The duties include but are not limited to the following Organized leadership and direction of all onsite staff.
Demonstrating exemplary communication professionalism confidentiality leading by example while providing exceptional customer service.
Adheres to and assists in enforcing Fair Housing guidelines.
Communicates informs and reports to Supervisor.
Touring and leasing to prospects within rents approved by Supervisor VP or President.
Completing background checks and qualifying or denying prospects.
Delivering adverse action letters to denied or conditionally approved applicants.
Gathering of information on LIHTC new movein files and receiving approval or denial from LIHTC Manager for all applications in process that may qualify.
Attracting residents by advertising vacancies obtaining referrals from current residents explaining advantages of location and services and showing units.
Completing background checks and qualifying or denying prospects.
Delivering adverse action letters to denied or conditionally approved applicants.
Signing and explaining contracts with residents.
Accomplishes financial objectives by collecting rents and deposits staying within budgeted forecast preparing an annual budget scheduling expenditures analyzing variances and initiating corrective action.
Maintains property by investigating and resolving resident complaints enforcing lease inspecting units and completing repairs planning renovations and contracting repairs.
Oversee general building maintenance landscaping and scheduling of fire protection services.
Scheduling and supervising contractor repairs and cleaning.
Secures property by maintaining security devices establishing and enforcing policies and procedures and risk management.
Enforcing Vendor contracts Responds timely to emergencies during and after hours.
All Property Manager are required to be on call hrs for emergencies.
Prepares timely reports by collecting analyzing and summarizing data and trends.
Completing required education such as but not limited to Grace Hill legal seminars attending monthly meeting and all other webinars etc.
Completing and submitting timely reports as requested.
Following up on employee tasks.
Walking the property and monitoring curb appeal.
All EMG employees are required to pick up garbage on the community andor report to maintenancegrounds staff if they are unable based on current tasks and availability.
Walk vacant units at move out and after makeready to ensure cleanliness and proper maintenance.
Accurate Time keeping and timely payroll reporting.
Maintaining and storing documentation properly.
Completing premove out inspections to better plan scheduling and financial goals.
Premove out inspections must be completed between the th and last day of each month.
Managing delinquency per EMG policy.
Managing and enforcing rent increases and additional income.
Assists with resident retention programs and community events.
Completion andor oversight of Recertification of LIHTC files if applicable.
Monitoring and following timeline of Tickler on LIHTC Properties if applicable.
Keeping UHC COL and Set Aside tracker up to date.
Create and maintain relationships with set aside partners and local housing authorities.
Outreach marketing to ensure all requirements are filled for your community.
Training team members as necessary and conveying training from managers meetings retreats and policy changes.
Communicating and working with Commercial Tenants under Broker Supervision if applicable.
All other duties assigned by Superiors.
Must be able able to work full time and have a GREAT attitude Must be able lead a team and have exceptional customer service.
Prefer experience in Property Management but we are willing to train the right person.
Must be able to lift up to lbs.
and have reliable transportation to work.
Must have High School diploma or equivalent must be able to pass background check and drug screening.
