Regional Property Manager

The role of the Regional Property Manager is to oversee the properties assigned in all aspects and areas of the property including oversight of the development and implementation of all daytoday functions including capital projects marketing leasing resident relations employees and adhering to the EMG Employee Manual.
The objective is to train onsite teams increase cash flow with rent structuring expense control through preventative maintenance and budgeting.
The Regional District or Area Manager is key in overall property performance and success.
A key component of this position is to communicate with clients investors and lenders as well as enhancing client relationships as well.
The duties include but are not limited to the following Organized leadership communication and direction of all onsite staff.
Demonstrate exemplary communication professionalism confidentiality and leading by example.
Adheres to trains and assists in enforcing Fair Housing guidelines.
Communicates informs and reports to Vice President andor President EMG Clients Investor groups and Lenders as required.
Weekly reporting and communication as requested by clients lenders investor groups.
Monitoring and approving preleasing rent security deposit and fee schedules for each property.
Proper reporting of advertised rents Hot Sheets must be documented on EMG server.
Managing and enforcing rent renewal increases and additional income.
Reviewing approving and monitoring all aspects of branding advertising websites reputation monitoring etc.
Reviewing background checks and providing approval conditional or denial information.
Review comparison and corrections of service contracts.
Approval and signing of service contracts within EMG policy.
Enforcing and tracking vendor contracts while coaching onsite managers.
Training coaching and review of monthly financial market surveys rent increase projections current rental pricing preventative maintenance reports and budget adherence.
Interviewinghiring training and termination of employees for onsite positions as needed.
Preparation of annual budgets scheduling expenditures analyzing variances and initiating corrective action.
Assistance in resolving resident complaints enforcing lease inspecting units and completing repairs planning renovations procuring bids and contracting repairs.
Property Managers should attempt to resolve complaints under your direction prior to addressing customer issues.
Oversee general building maintenance landscaping and overall curb appeal of each community in your portfolio.
Monitor and train risk management programs preventative maintenance fire security features OSHA and PPE use.
Respond and report timely to emergencies during and after hours.
All Regional District and Area Managers are required to be on call hrs for emergencies.
Completing required education such as but not limited to Grace Hill legal seminars real estate licenses national and local chapter licenses and any and all other webinars etc.
Assisting creating planning and executing training presentations as needed.
Completing and submitting timely reports to Clients President Corporate team Compliance as requested.
Visiting properties within portfolio and walking the property units and common areas and monitoring curb appeal.
All EMG employees are required to pick up garbage on the community andor report to maintenancegrounds staff if they are unable based on current tasks and availability.
Monitor timing and procedures of availability work order make ready and vacancy loss for each property in portfolio.
Accurate Time keeping and timely payroll reporting.
Maintaining and storing documentation on EMG server.
Training and ensuring onsite teams complete premove out walks moveout depositing accounting and move inout inspections.
Managing delinquency per EMG policy.
Monitors and provides feedbacksuggestions to onsite teams regarding resident retention programs community events.
Monitoring and follow up of timeline of Tickler UHC Col and Special Set Aside Tracker on LIHTC Properties.
Training team members as necessary and conveying training from managers meetings retreats and policy changes.
Communicating and working with Commercial Tenants under Broker Supervision if applicable.
EMG policies forms and proprietary information may not be shared with unaffiliated clients vendors competitors etc.
without written permission of an EMG partner.
Any and all other duties assigned by Supervisor.
SKILLS ABILITIES EducationBachelors degree or equivalent of Property Management experience including industry related certificates such as CAM ARM or current Utah Real Estate License.
Experience years of experience in property management with recent experience in a Property Manager or Director role vast experience with multifamily communities working knowledge of applicable Landlord Tenant Laws Fair Housing Regulations IRS Section LIHTC Program and other laws as they relate to property specific guidelines and occupancy standards Technical SkillsStrong computer skills especially in the Microsoft Office Suite knowledge of YARDI software or similar programs Other RequirementsValid Drivers License and Auto insurance Benefits include Medical Dental and Life Insurance Aflac supplemental offerings PTO Paid Holidays Bonus Opportunities Professional Development Program K Coming soon.
Estimated Salary: $20 to $28 per hour based on qualifications.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
